WATER ACREAGE MARKET UPDATE, YTD NOV. 2013
FREDERICKSBURG AND GILLESPIE COUNTY
No doubt that acreage with water is popular in Gillespie County. The Average List Price of an Active Listing with water is now almost $1,068,000 and Sellers are proven to wait until they get their price. The Average Days on Market ("DOM") is over 630 days. See Table 1 below:
Sellers will find a lot of interest in acreage with surface water such as a river, creek, or spring-fed pond, especially if they have one of the smaller acreage parcels. However, Buyers are picky. There are more sales for under $1 million than above that level. While there is not a lot of local inventory available, the Buyer's options include doing without or purchasing elsewhere.
SNAPSHOT OF CURRENT LISTINGS AVAILABLE
List Prices start at $109,500 and top out at over $4.5 million. There are 6 listings for less than $200,000 and 22 for less than $1 million. There are currently 12 listings in the 7 digit ($1 million or more) range. See more details about the number of listings in $100,000 price brackets in Table 2 below:

YTD through November 30, 2013, there were 13 "Water Acreage" sales in Gillespie County. The indication is that this inventory level will last us about 2.3 years, but most Sellers have the patience to hang in there for their price. Table 3 below shows there were 3 sales for less than $200,000 and 8 sales for less than $1 million. The Average Sales Price in 2013 is about $933,000. Refer to the table below for more details.
SALES COMPARISON, SAME TIME IN 2012
Compared to the same time period in 2012, there were 15 sales in Gillespie County and the Average Sales Price was about $631,000. Market data seems to indicate that the smaller listings sold off in 2012 and there were fewer sales in 2013 because there was less inventory at the lower prices. Combine this with Sellers hanging tight on their price and the number of sales decline.
Water Acreage listings are certainly dear in Gillespie County near Fredericksburg. In both 2012 and in 2013, none sold for less than $100,000 and there are none currently listed for less than that. HOWEVER, we just happen to know of a few active listings in the low $100,000 range, so if you would like land with frontage on a river, creek, or spring, let us know while they are still available!
